Lake County committee backs rezoning of two Stanton Point parcels for homes

The Planning, Building, Zoning and Environment Committee voted to recommend approval of a rezoning request (RZ-001126-2025) that would convert about 0.34 acres at 36909 and 36895 North Stanton Point Road from Limited Commercial to Residential R‑3 to allow construction of two single‑family homes.
Vijay Gadi, manager with the county Planning, Building & Development (PBND) office, told the committee the applicant, Justin Realty Inc., acquired the lots in February 2023 and is proposing two single-family homes with attached garages. “The applicant is requesting the rezoning of the 2 parcels… to establish 2 single family homes with attached garages,” Gadi said during the presentation.
Principal planner Tom Schiafalo showed maps and photos of the parcels and said the lots sit amid predominantly residential zoning and that the county comprehensive plan designates the parcels for single‑family small‑lot residential use. He noted the northern edge of the site remains commercially zoned and used for a tavern and parking.
Committee members asked whether the tavern remains in operation and how proximity to that use factored into the Zoning Board of Appeals’ (ZBA) recommendation. Schiafalo confirmed the tavern is still operating and said the ZBA unanimously recommended approval at its Nov. 18, 2025 hearing, finding the application met the rezoning standards. “The Zoning Board unanimously recommended approval of the request to rezone the property,” he said.
Member Wasick questioned the practical fit of residential lots next to a tavern across the street; county staff said the applicant also owns the tavern parcel and that surrounding lots are residential, which influenced the recommendation. The committee voted in favor of the resolution on a motion by Chair Hart, seconded by Member Schlick; the chair announced the motion carries.
Next steps: the staff presentation noted that after the committee recommendation the final decision will be taken to the full county board for action on Feb. 10, 2026.
