Westborough planning board approves Amazon connector at 50 Otis with conditions

The Westborough Planning Board on June 3 unanimously approved a minor modification that will add a single-story enclosed connector between the glass “cube” office building and the adjoining structure at Amazon’s 50 Otis campus.
Lee Spear of Amazon Robotics, one of the applicants, told the board the connector is part of interior renovations that increase assigned seating in two renovated floors. “Currently, we have, approximately 80 assigned seats per story on the upper, 2 stories. We’re gonna be adding approximately 80 more seats, at each story … so 4 times 80 is about 320 employees, assigned seats,” Spear said.
An engineering representative explained the connector’s systems and stormwater plan, noting the project includes a recharge trench that overflows into the site stormwater system and internal service for HVAC, power and lighting. The fire department requested that two dead-end drives around the cube be connected for apparatus access; the applicant provided a swept-path analysis for review. Town planner Jenny Greenberg told the board that conservation, engineering, building and fire departments had reviewed the application and that the applicant had addressed their comments.
Board member Speaker 4 moved to approve the minor modification of the site-plan approval dated 02/18/2020 for the property located at 50 Otis, limited to the modifications shown on the SMMA plans for the Amazon Robotics BOS 27/36 connector prepared by SMMA dated 05/02/2025 and revised 05/30/2025, and to retain all other original approval conditions. The motion was seconded and passed unanimously.
The approval includes the applicant’s submitted stormwater and fire-access revisions; the board limited its approval to the modifications shown on the revised SMMA drawings and left other permit conditions intact. No additional parking was required by the board: Spear said the site currently has sufficient parking. The applicant is expected to finalize construction drawings and comply with any remaining departmental conditions prior to permit issuance.
The board did not identify outstanding contested issues in the public record and took no further public comment before voting. The planning board’s action is procedural approval of a minor site-plan modification; any building permits or inspections will follow through the town’s permitting process.
