Planning Board approves minor modification for 25 Connector Road conversion; septic removed in favor of town sewer

Tim Wong of Waterfield Design Group told the Planning Board that the 25 Connector Road project (conversion of a hotel to residential apartments, originally approved Sept. 2024) initially included an on-site septic system because there was a moratorium on new sewer connections. Wong said the moratorium has since been lifted and the applicant proposes removing the septic, reusing existing sewer lines, and modifying drainage to the area where septic chambers had been located.
Jenny Dingrish noted that Department of Public Works engineering comments are on PermitPro and that the motion should require the applicant address those comments. A board member moved, with a friendly amendment accepted, to find the proposed change is a minor modification because it does not change the project’s intent, building configuration, or use, and to approve the modification subject to conditions including addressing the DPW memorandum dated July 18, 2025. The board approved the motion by voice vote.
The approval does not alter the building’s above-ground configuration; it addresses wastewater-treatment options and requires the applicant to satisfy engineering conditions before final sign-off.
