The Planning Board voted Sept. 2 to release a portion of the completion bond for the Ridings 2 Subdivision and approved the proposed permanent entrance sign.
Planning staff reported the remaining completion bond before the meeting and DPW's recommendation to partially release funds that reflect completed work. Colin Babcock, representing Ridings LLC, said crews were on site and described plans to hydroseed, add loam in October and continue watering to establish vegetation over the septic area.
The board approved a partial bond release that reduces the completion bond balance; the motion recorded in the transcript moved to release $397,343.40. Babcock also described a permanent community sign to be placed near the mailbox at the subdivision entrance: the sign panels measure 3 feet by 5 feet and the overall installation spans about 15 feet with supporting posts; the HOA will assume maintenance following road acceptance and elections are planned for early October.
The board approved the sign proposal as prepared by Thompson List & Associates and the motion to approve the partial bond release carried. Outstanding lots and remaining work will remain subject to inspection and securities until completed.
