At the April 8 meeting the Select Board heard a site-plan presentation from Patrick McCarty of McCarty Engineering on behalf of EverRise and MA Restoration for a development at 220 Turnpike Road.
The proposal calls for two 7,400-square-foot office buildings, a 3,000-square-foot garage and a future pad for an additional building, with new driveway access from Milk Street through to Route 9 and a right-in/right-out entrance that has been approved by MassDOT as part of earlier permitting. The applicant said a common access and utility easement will connect Milk Street to Route 9 and that the project includes landscaping, wetland replication to achieve a 1.5:1 replication ratio and underground infiltration systems for stormwater management designed after soil testing witnessed by DPW engineering.
Board members asked about minimum frontage for proposed lots, potential sign consolidation at Route 9 and Milk Street, the number and siting of EV chargers (applicants reported two installed chargers per building and conduits for future expansion), employee counts (applicants estimated current staffing could be in the 20s for an existing tenant), and sewer allocation under the town allotment/moratorium. McCarty said connecting to sewer is the team's preference but, if an assignment of flow is not available by the end of permitting, the project could be designed for septic for the future building.
Applicants said abutters would be notified by certified mailings and that they have already prepared easement language to incorporate BWALT connections on the eastern border. No board vote was taken on the site plan at the Select Board meeting; the project will proceed through the planning and conservation review processes.
