On Nov. 17 the Augusta Board of Zoning Appeals approved a variance reducing the required front-yard setback from 25 feet to 20 feet for a 0.19-acre lot at 4107 Darcy Court to accommodate a proposed single-family residence.
Planner Amanda Cruz told the board the lot sits in the Pebble Creek subdivision and that approximately 45 feet of the rear lot is a steep bank with an elevation change creating an approximate 55% slope. Staff said placing the house at the full 25-foot setback would create safety concerns given the slope and recommended approval of the variance with standard conditions.
Felicia Lamar, representing the buyer, said the buyer wants more yard space; the representative added no further details. The board moved and seconded to approve the staff recommendation; the motion passed unanimously with Miss Chivers recused from another item earlier in the meeting. The chair said the applicant will receive a letter in the mail with next steps.
Next steps: staff to issue approval letter and the applicant must submit plans and meet all permit requirements before construction.
