Grantsville — The Planning Commission recommended approval Nov. 18 for a detached accessory dwelling unit at 194 Powdery Drive in the Wells Crossing subdivision, the first ADU brought under the city’s recently implemented ADU ordinance.
Staff presented the application and said the site and building meet chapter 25 ADU code requirements, including maximum size, height, setbacks, parking and separate utility connections. Designer Felix Guzman introduced himself for the record: "My name is Felix Guzman. I'm with Nest Tiny Homes," and explained the unit is intended for the owner’s mother.
Why it matters: City staff said ADU regulations are intended to add small, owner‑occupied housing options while maintaining neighborhood standards. Commissioners indicated they expect to see more ADU applications as the rule becomes established.
Outcome: The commission moved and approved the ADU application without conditions noted in the transcript. The shed on the property was reported to meet code regardless of the ADU decision.
Next steps: Applicant may proceed with building permits and required utility connections and inspections consistent with the city’s ADU code and standard permit process.
