The Grantsville City Planning Commission on July 17 voted to recommend approval of the final plans and plat for Wells Crossing Phase 7, addressing four lots with unusual shapes that required an orientation swap of rear and side yard setback designations.
Staff explained that the developer sought to retain the same setback dimensions but alter which lot side is treated as the rear versus the side. Speaker 4 said the proposal would maintain the 15‑foot and 30‑foot dimensions but swap their orientation for the affected lots to create workable building sites.
The commission's recommendation included conditions that all structures comply with required setback dimensions per the zoning ordinance and that the final plat display clear building envelopes reflecting the approved orientation. Speaker 6 seconded the motion and the commission approved it by voice vote.
