Commission discussion focused on checklist completeness, utility easements, hydrant dimensions and whether fencing details were adequately shown. The applicant explained the project will be phased (Building 1 first) and confirmed the water share transfer had occurred. Commissioners and the applicant also discussed parking (16 stalls in front, including one ADA stall and a small loading area), the absence of dock details on some sheets, and that the site's back loop road would accommodate semis for loading in the rear.
A central constraint noted for future phases was power: the applicant reported that three-phase service is not presently available on the site and that Rocky Mountain Power/Utah Power had not yet provided a full will-serve letter, which could limit tenant types for later buildings. Commissioners recommended coordination with the Fairfield Industrial Park and noted that the building department will review final drainage, irrigation and fire protection details at the permit stage.
Motion and vote: A motion to approve the Haight site plan passed on roll call with Kevin ("Kevin/Kelvin"), Kyla, David, Jamie and Wayne voting yes. The commission thanked the applicant (Mike) for the presentation and answers to questions. Next steps: required will-serve letters and final building-permit drawings (including hydrant dimensions, fence specifications and irrigation plans) will be submitted to the building department as the project advances.
