Commission approves Aventus final site plan for mixed‑use project near Bash Parkway

The Hurricane City Planning Commission voted Oct. 23 to approve FSP25‑34, the Aventus final site plan, advancing a mixed‑use project at the southeast corner of Bash Parkway and Sand Hollow.

Agent Carl Rasmussen described three buildings with a mix of commercial space, residential units and a hotel component. Rasmussen said the project contains roughly "40 residential units" alongside numerous hotel‑style units and rooftop amenities. Staff told the commission they had received the construction drawings, use percentages and a parking study and recommended approval subject to staff and joint‑use committee comments.

Commissioners complimented the proposed architecture and discussed stormwater detention and landscaping details; staff noted the project includes a detention basin that will feed irrigation systems and downstream ponds. The commission approved the final site plan by motion and voice vote, with the unanimous caveat that the applicant address outstanding engineering and JUC items before building permits are issued.

Next steps include final engineering sign‑offs and submitted construction documents required for permitting; staff will monitor parking, circulation and landscape plan conformance before issuing permits.
