The Planning Commission approved AFSP25-03, an amended final site plan for Sand Hollow Villas Buildings 6 and 7, after staff review found that several originally approved two-bedroom condos were being rented as separate units. Briggum McLaws, representing the applicant, said the amendment was intended to align city records with how the buildings are occupied and to resolve ambiguity in earlier approvals.
Staff described the change as an administrative reconciliation: the exterior and overall density footprint of the buildings do not change, but unit counting and density allocations will be updated to reflect the current configuration. Commissioners and staff discussed earlier emails and prior planning director guidance that appeared to create ambiguity; the commission approved the amendment on a voice vote.
What happens next: Staff will record the amended final site plan in city planning records and count the clarified units toward the development's density allocation under the planned development overlay.
