Roy Smith, director of operations for Nielsen Development speaking for Jellystone Park, described a plan to convert an existing planned-commercial parcel at 505 South Sand Hollow Road to general commercial to allow an on-site RV rental and limited retail/dealership to support resort guests.
Smith said the asphalt and landscaping for the parcel are complete, and a 6–8-foot concrete perimeter wall already separates the commercial area from campground spaces. He told commissioners the primary use will be rental RVs for guests and overflow during large events, and that the operation will not include on-site service bays or chemical wash facilities.
Commissioners pressed the applicant about parking capacity and whether service and maintenance would be conducted on-site; the applicant said the site includes more than 100 additional parking spots and that servicing will be mobile only. After questions, a commissioner moved to recommend approval of ZC25-18 to the City Council subject to staff and JUC conditions; the motion passed on a voice vote.
What happens next: The planning commission sent a recommendation of approval to the City Council for final action at the next council meeting.
