Robinette said the lot’s narrow geometry, an existing water‑main right‑of‑way through the middle, adjoining owner complications and current River Heights code (no multifamily and road‑setback rules) make standard single‑family development impractical. He asked the council to: reconsider placing the collector through his parcel; consider allowing multifamily or smaller lots; reduce minimum acreage required for a 55+ development; or subsidize 50% of the road to enable subdivision and connect local streets to 800 East.
Mayor Blake Wright asked for the parcel size; Robinette said it was about 2.01 acres. The mayor acknowledged the comment and councilors discussed the planning‑map implications later in the Transportation Master Plan item. No formal zoning action or decision was taken; Robinette’s request was entered into the public record for council and staff consideration in upcoming general‑plan/transportation map deliberations.
