The Grantsville City Planning Commission used its July 17 meeting to review a concept plan for the Arman Acre subdivision, approve previous meeting minutes, and hear a zoning-administrator recommendation to clarify side-yard setbacks in the municipal code.
Staff presented Arman Acre as a concept in R1-21 zoning, noting it met basic zoning requirements (road width and setbacks) and that engineering would verify details later. Applicant remarks indicated drive access through Lot 105; staff said curb, gutter and sidewalk would be run and engineering would ensure code compliance. Speaker 2 noted an adjacent gap parcel whose technical owner had died and whose taxes had been unpaid for several years, which could affect a future tax-sale and the continuity of a small street segment.
The commission approved the planning commission regular meeting minutes for April 3 and May 1, 2025, by voice vote. In the zoning-administrator report, staff recommended revising confusing side-yard language so one side yard is shown as 7.5 feet and the other as 15 feet to avoid the current ambiguity in the ordinance.
During the council report, Speaker 5 told commissioners the council denied an element of a President's Park proposal but gave direction on portions of the project; the council also approved adjusting driveway setbacks from 40 feet to 30 feet and allowed limited lot-size flexibility (roughly up to 10% in some phases) while maintaining an aggregate target of about 14,500 square feet per lot across a phase. The meeting closed after a motion to adjourn was seconded and approved by voice vote.
