The Grantsville City Planning Commission on July 17 recommended approval of the Wells Crossing Phase 7 final plat after staff explained a proposal to re-orient the rear- and side-yard setbacks for four irregularly shaped lots.
Staff told the commission the requested change would retain the same setback dimensions — 30 feet for the rear yard and 15 feet for the side yard — but swap their locations for a limited set of lots to better fit the lot geometry. "The setback would stay the same... you're going to have your 15 and then 30, but instead of it being right here, you'd essentially swap them," Speaker 3 explained.
Speaker 1 moved that the commission recommend approval of the final plat with two conditions: (1) all structures must comply with required setback dimensions in the zoning ordinance and (2) the final plat must show clear building envelopes reflecting the approved orientation. Speaker 4 seconded the motion; Speaker 5 voiced support and the motion passed by voice vote.
The commission’s recommendation directs final engineering and plat-recording steps; compliance with the zoning ordinance and the explicit building envelopes are conditions for subsequent permit issuance and construction.
