The Grantsville Planning Commission voted unanimously to recommend approval of an appeal by Carrie Fields to build a garage that encroaches 1.5 feet into the public utility easement (PUE) at approximately 304 North Hackett Ranch.
Staff presented the site plan and said there are currently no public utilities located inside the PUE at that site and that most utility providers had no objection; Public Works had denied the request. The applicant explained the property slopes and that she had installed a retaining wall and prepared a pad to level the site; moving the building would require tearing out foundation work, re-doing utilities and irrigation and would be a significant undertaking.
Commissioners acknowledged the applicant’s due diligence and noted that on an interior lot this would not have been an issue; after discussion, a commissioner moved to recommend approval and the motion received a second. The chair recorded the vote as unanimous: “That is a unanimous vote by the commission.”
The commission’s recommendation clears the way for the applicant to proceed with permit-level review and construction pending any additional conditions from Public Works or building permits.
