ZBA accepts Christine Minder’s garage setback variance application, schedules Feb. 18 public hearing

Chair (unnamed) opened the hearing on case 1093 and invited applicant Christine Minder to describe her request to modify a garage. Minder said she was seeking “an area variance for, side yard setback” to replace a failing foundation on an existing 11-by-24-foot garage with a wrapped L-shaped expansion that would extend 5 feet to the north and 8 feet to the east and include a mudroom/laundry with a half bath. She told the board she is 74 and has a spinal cord injury from 2005, saying the change would allow her to “age in place.”
The board asked technical questions about the existing structure and the proposal’s impacts. Minder said the garage’s door opening is 9 feet wide and that the basement floor is cracked and buckled; contractors advised replacing the foundation. Members raised drainage and neighbor-privacy concerns, asked that the site be staked and that plantings or a small retaining wall be considered to reduce runoff and visual impact. The applicant said she was preparing renderings and would provide them to the board.
Chair moved to accept the application as complete subject to submitting the requested renderings, staking the site, and providing proof of insurance; the motion was seconded and approved by voice vote. The Zoning Board set a public hearing for February 18, and staff said neighbors will be notified and a site inspection will follow the hearing. The board also noted that final resolution would follow subsequent review and a field visit.
The board additionally recorded that the matter would be treated under the board’s procedural review steps (site staking, submission of the five variance-factor analysis, and a public hearing). No formal vote on the variance itself was taken at this meeting; only acceptance of the application and scheduling of the public hearing were recorded.
