The Shelbyville Planning Commission voted to approve a site plan to redevelop 1006 East Depot Street into a convenience store with a canopy and six fuel pumps. The applicant (owner referenced as Jay Patel) proposed restoring an existing nonconforming commercial use on a 0.58-acre R-3 parcel formerly used as a convenience store and fuel sales site.
Staff told the commission the application met staff comments and design requirements, and that cross-access agreements to South Maple Street had been negotiated to address circulation. Commissioners asked technical questions about access, tanker-truck circulation and signage; staff and the applicant clarified that the primary entrance will be from Maple Street with a right-turn exit only and that the project will require standard building permits and any dedications as needed when the road comes into public status.
On roll call, the commission approved the site plan unanimously by recorded vote.
