Planning Commission recommends SLU for Platinum Tires at 30181 Michigan Avenue

The Inkster Planning Commission voted to recommend that the Inkster City Council approve a special land use permit to allow a tire shop and minor vehicle repair at 30181 Michigan Avenue (SLU25‑04).
Planning staff presented the request as a special land use because the proposed business, Platinum Tires, would operate in a B‑3 General Business zone and the current ordinance includes a 10,000‑square‑foot minimum for this use. Mr. Dowdell told commissioners the tenant currently occupies about 7,000 square feet and that, if the council approves the SLU, the applicant would need to seek a variance or Zoning Board of Appeals approval to address the ordinance size requirement. Staff recommended approval with conditions including submission of a final site plan and restrictions such as no vehicle sales.
Fadi Tofik, representing Platinum Tires, said the business was established before the city temporarily halted approval of new tire shops and that a previously issued business license was revoked because of an SLU requirement, not for a failure to comply with rules. "We respectfully ask for your approval to continue operation at this location so we can honor our lease and protect our investment, and most importantly, continue serving the city of Inkster with honesty," Tofik said. Attorney Hassan Bezi explained the property history and stressed the applicant’s intent to revitalize the building.
Public comment included support from local tow‑truck owner Keith LaCroix, who described the applicant’s community donations and character. Commissioners asked whether the operation would include towing dispatch or major repairs; applicant representatives repeatedly clarified the use would be limited to tire sales and installation and occasional drop‑off towing with no on‑site dispatch.
On new business, Mayor Nolan moved and Commissioner T. Willis seconded a motion "to recommend a special land use to Inkster City Council" for SLU25‑04. The commission approved the motion by voice vote.
Next steps: The commission’s recommendation will be forwarded to the Inkster City Council for final action. The commission’s approval does not waive the city’s size requirement; the applicant indicated a variance or ZBA approval would be necessary if the council grants the SLU.
