Architects present renovation and rebuild options for Westborough Golf Club clubhouse; board discusses restaurant leasing and logistics
Summary
BFE Architects showed two options for the golf clubhouse — renovating the historic farmhouse front with a rear addition or a two‑story rebuild with elevated dining and added parking — and board members focused on accessibility, back‑of‑house logistics, parking constraints and how the project would be funded and phased.

The Select Board received an update on the golf club building feasibility study from Al Gordon, chair of the Municipal Building Committee, and BFE Architects. Arthur Love and Lauren Mitchell outlined two concept tracks: a renovation preserving the farmhouse facade with a rear addition, and a new two‑story facility that minimizes footprint while adding elevated dining with views over the course and the option for a rentable private dining/function room.
Architects said the renovation option would retain primary historic elements and keep much of the current footprint, while the two‑story rebuild would allow a smaller footprint on the site, potential for additional parking, and an upper‑level deck with scenic views. The design work is still conceptual; architects said cost estimates are expected later in the week and that they are coordinating with the Historic Commission and restaurant consultants to evaluate kitchen equipment, operations and leasing feasibility.
Board members asked detailed operational questions: how deliveries, trash and service circulation would work; whether bathrooms would be shared or dedicated to tenants; and how patrons would access the dining areas without passing through the pro shop. The architects said those logistics will be refined with civil engineers, restaurant consultants and a project manager once the committee chooses the direction. One board member said the committee is considering proposing a warrant article to fund a project manager and consulting support for restaurant programming.
The Municipal Building Committee will meet again to review cost estimates and recommend which option to advance; the project will return to the Select Board as designs, budgets and funding strategies are clarified.
