Fredericksburg council hears residents’ erosion, water and traffic concerns over Sonoma Oaks Phase 2 annexation; no action taken

Fredericksburg’s City Council heard more than an hour of public comment Oct. 7 on a proposal to annex a 39‑acre parcel at 612 Olmeg Lane and change its land use to allow the second phase of the Sonoma Oaks subdivision. Neighbors pressed the council to pause the annexation and zoning change until problems they attribute to Phase 1 — chiefly stormwater runoff, erosion and traffic congestion near a new middle school — are fixed.

The developer presentation said the project envisions about 135 homes, roughly $15 million in local investment and “approximately $3,300,000 of tax revenue generated in the first 5 years,” with nearly $1 million in water and sewer impact fees; the applicant asked the council to assign an R‑1 district to keep density lower than some mixed‑use plan alternatives. City staff told the council the annexation and land‑use requests require multiple public hearings under state law and that three ordinances will come forward for council action on Oct. 21; no ordinance vote occurred at the Oct. 7 meeting.
