The Historic Review Board voted Oct. 14 to approve a proposed single-story commercial restaurant at 202 and 204 South Adams, a ground-up design the applicants said was intended to be sympathetic to nearby historic buildings.
Applicants Jeffrey and Sarah Barnard and their design team described a roughly 5,073-square-foot building with an outdoor seating area and 18 parking spaces. The design team said it had adjusted entries and massing to avoid overshadowing the adjacent high-profile landmark building.
“Approving this approves nothing on signage. Signage will be completely separate,” one board member noted during review, reminding the applicants that any lighting, sign type and backlighting will need separate permits and a signage review.
Board members praised the facade treatment and the care taken to step the building down near historic neighbors; they approved the certificate of appropriateness as presented and asked staff to ensure sidewalks and curb-cut details meet state and city requirements.
Next steps: applicants will pursue building permits and separate approvals for signage and any proposed murals; staff and applicants will coordinate with TxDOT and city engineering on curb cut and sidewalk work.
