The Rockwall Board of Adjustment approved a variance Sept. 10 to reduce the side-yard setback for a detached garage at 415 Estate Lane from 25 feet to 15 feet.
Applicant Brian Smith said placing the garage at 25 feet would block his external view and push his planned garden out of a preferred location; aligning the garage at 15 feet would match the house and preserve sightlines. "Moving it at 15 feet aligns it basically with the house," Smith said, noting he had spoken with the adjacent owner who expressed no objection.
Staff reported a recommendation for approval, adding two letters of neighbor support had been received after the packet was distributed. The proposed garage was described as 30 by 40 feet including a pergola.
A board member moved to approve the variance to reduce the required side-yard setback for the detached garage at 415 Estate Lane from 25 to 15 feet; the motion was seconded and carried by unanimous voice vote.
