The Hurricane City Planning Commission reviewed a request from the Mogg Family Trust to rezone approximately 0.33 acres at 804 South 180 West from RA‑1 (residential‑agriculture) to R‑1‑10 (single‑family) to enable sale of the house portion to a family member while keeping surrounding fields in agricultural use.
Agent Kaisun Spenlov told the commission the family’s preference is to keep the farmland in the trust and only rezone the house area so a relative can move in. Spenlov said the garage and farm access would be managed so that farm equipment retains access from 180 West and that the remainder of the parcel would remain in RA‑1.
Commissioners asked clarifying questions about acreage and setbacks; staff confirmed the total parcel is just over six acres and the proposed split is roughly a third of an acre.
