The Iron County Commission voted to approve Ordinance 2025-13, changing approximately 77.44 acres near 6800 West and 400 North from light industrial (LI) to industrial (I). Planning staff said the rezoning would permit a broader range of industrial uses and remove the need for conditional-use permits for some tenants that have expressed interest in the area.
Brett (planning staff) told the commission the site already has water-line access and that 6800 West has been paved to the north; planning staff also noted the area was expanded from an initial 17-acre inquiry to the larger 77.44-acre proposal to create a more cohesive industrial park.
The planning commission held a public hearing on Dec. 4 and recommended approval; there were no public comments at the county hearing. Commissioner motioned to approve the rezone and the motion carried.
The change moves the area into a county industrial designation that permits a wider set of uses including higher-intensity industrial activities that the owner said could be attractive to prospective tenants. The county noted required services and infrastructure considerations for future development.
