Developer Proposes Indoor Sports Facility; Council Reviews Parking, Annexation and Canal-trail Easements

Hyde Park — Developer Ty Meesom presented plans Dec. 10 to convert two warehouse buildings into a large indoor sports facility offering soccer, volleyball, basketball and training spaces. The proposal aims to serve local teams and regional tournaments while reusing existing industrial buildings.
Meesom said the buildings total about 50,000 square feet each with roughly 10,000 square feet of office space and described interest from local coaches and parents. He said a small annexation item with the county has been processed and the petition will be considered at the next council meeting. "We're losing contracts with these teams because they have to lock up space," Meesom said, urging timely review.
Staff (Mikael) told the council that parking requirements delayed the site-plan approval but that an agreement reached after a recent DRC (Design Review Committee) meeting should produce a positive planning-commission recommendation for Building 1; Building 2 would likely require a parking study when proposed. Staff recommended approving an incremental site-plan process so the first building can operate and collect usage data to inform later approvals.
Council also reviewed parks and trails funding: Marcus said the city applied for a $100,000 grant with a $10,000 city match for a trails and parks master plan. The mayor described a plan to allow voluntary online donations for easements or park amenities and noted staff would prepare receipts and messaging; legal clarified donations cannot be placed as a utility-billing line item but can be promoted in utility bills.
Meesom's Building 1 is tentatively scheduled for Planning Commission review next week pending final materials; staff said they will work with the developer on site-plan approval and any necessary parking studies for future phases.
