HURRICANE — The Hurricane City Planning Commission approved multiple plats and site plans on Jan. 8, voting to advance projects that include residential garage-condos, commercial lots, two convenience-store projects and a downtown parks/pickleball reconstruction.
Key actions included approval of an amended final plat for ‘‘Dixie Man Caves’’ (AFP25-12) to convert some triplexes to duplexes, approval of Desert Sands Commercial preliminary plat (PP25-20) for an eight-lot commercial subdivision at Sand Hollow Road, approval of a preliminary site plan for Venture Fuels (PSP25-24) at 600 North Semhard West, approval of a final site plan to rebuild Ernie’s convenience store (FSP25-44) subject to a landscape deviation, and approval of a final plan for the downtown pickleball-court reconstruction and park improvements (FSP25-45).
Staff recommended conditions and JUC/JAC comments for most approvals. Commissioners asked about standing water and groundwater mitigation on the Desert Sands Commercial site, and engineering staff said raising and foundation design can mitigate groundwater issues. For Ernie’s and the downtown pickleball courts, the commission discussed landscaping, tree removal, traffic turning geometry, and temporary business downtime; parks staff said trees would be replanted where feasible.
All items were approved subject to staff and technical-agency comments; one preliminary-plat vote (PP25-19) recorded a single nay from a commissioner, but that item still passed.
