The DeKalb County Planning Commission voted to approve Petition 25-12, a minor subdivision for Gregory and Deborah McClure on County Road 38 near County Road 39 in Auburn.
County planning staff presented the proposal, saying the parcel fronts County Road 38, is currently zoned R-1 (low-density residential), and that the applicants proposed a 2.23-net-acre lot with 392 feet of frontage and 30 feet of right-of-way dedication to meet the thoroughfare plan. Staff noted the plat shows soil borings and did not identify wetlands, drains, or mapped floodplain on the parcel and recommended approval subject to standard plat recording conditions and agency sign-offs.
Andrew Cruz, on behalf of planning staff, led the commission through jurisdictional findings—application date, publication of legal notice, and letters from county agencies such as the Board of Health and the Drainage Board—before the commission considered the staff findings. The staff report included standard conditions to be recorded on the plat and conditions that must be met prior to recording, including evidence of compliance with any applicable county, state or federal agencies.
A commissioner moved and seconded approval of the petition and the commission took a roll-call vote; each commissioner present recorded an affirmative vote and the motion carried. The approval includes the staff’s recommended recording requirements and the condition that compliance with floodplain, environmental and agency requirements be demonstrated before the plat is recorded.
The commission’s action is a recommendation that authorizes the applicants to proceed with plat recording subject to the recorded conditions; any final matters that exceed staff authority will proceed through required county records and approvals.
