Commission approves parcel map for French Valley industrial/office condos

The Riverside County Planning Commission on Jan. 7 voted 4–0 to approve Tenant Parcel Map 39275, a subdivision of roughly 4.21 gross acres in the French Valley area for a Schedule E condominium map that supports 11 individual buildings for industrial or condominium use.
Tim Wheeler, principal planner for the 3rd District area, said the site lies within Specific Plan 265 (Braille Airport Center) and has a Community Development Business Park general-plan designation. Wheeler reviewed the site’s approvals history — noting prior parcel maps and plot plans dating to 2008 and revisions approved in 2015 — and recommended that nothing further was required under CEQA based on prior environmental review.
Staff reported the project was noticed for 20 days within a 1,500-foot radius and that no public comments had been received. Stan Heaton of Temecula Engineering Consultants, representing the applicant, accepted the conditions of approval on the record.
A commissioner said the project’s variety of parcel sizes could encourage a mix of small and medium businesses and add jobs to the area. A motion to adopt staff recommendations carried 4–0.
The approval allows the applicant to proceed with ministerial processing steps required to file the parcel map and pursue building permits in accordance with conditions of approval and applicable codes.
