Commission approves tentative tract map for 122 condominiums in Winchester planning area

Project planner Dat Tran described the proposal as consistent with the specific plan and general plan designations and noted each residence would include a two-car garage with an additional 75 guest parking spaces. The project area is adjacent to open-space recreation and existing medium- and high-density residential areas. Tran recommended approval, stating no new environmental document was required because potential environmental effects were previously analyzed in Environmental Impact Report number 376.
Farris Lavonne, representing the applicant with Albert A. Webb Associates, said the applicant accepted the conditions of approval. Commissioners praised the design and noted the proposal helps implement the previously approved specific plan. One commissioner called the project "well designed" and suitable to help develop trails and open space connections.
A motion to adopt staff recommendations passed and the commission recorded a 4–0 vote in favor of approval.
Next steps: Conditions of approval will be incorporated into the tentative map and plot plan record and project-level review will follow required county processing and any technical exhibits referenced in the staff report.
