Planning commission approves setback variance for Wilson Classic Homes in Sagebrook
Summary
The Holly Springs Planning Commission approved a variance allowing a Wilson Classic Homes lot on Alaina Road to reduce its street-side setback from 20 to 17.2 feet and its rear setback from 20 to 11.3 feet; both reduced yards back up to HOA-owned green space, which staff said will not affect neighboring houses.

Speaker 3, the applicant representative, told the Holly Springs Planning Commission that the lot in Sagebrook Subdivision is constrained by an odd shape and a catch basin and that the developer needs reduced setbacks to fit the proposed house. "They're requesting a variance to the street side setback, reducing it from 20 to 17.2," Speaker 3 said, "and then on the rear, from 20 to 11.3, which is a difference of 8.7 feet with a 43 and a half percent variance."
According to the presenter, both the street-side and rear setback reductions would back up to HOA-owned green space. "So there's no house that's gonna be impacted," Speaker 3 said, and staff reiterated the open space ownership during the commission's questions. Commissioners asked about the existing catch basin and driveway location; Speaker 3 said the inlet is being moved across the street as part of ongoing revisions.
After closing the public portion of the hearing, Speaker 1 moved to approve variance B012025. Commissioners responded with voice votes of "Aye" and a second was recorded; the motion carried in the meeting record. The planning commission, which the transcript notes acts as a decision-making body for variances, approved the variance at the public hearing.
The approval allows the applicant to construct the home with the reduced street-side setback of 17.2 feet and rear setback of 11.3 feet as described at the hearing. The transcript contains no recorded public opposition during the item and no conditions beyond the setback relief were stated on the record.
