The Greenwood Advisory Planning Commission on Jan. 26 approved PC 2025-086, the site plan for Indianapolis Logistics Park South, a two-building industrial development on about 16.48 acres at the northeast corner of Main Street and I‑65.
Petitioner representatives Chad Mays (Keith Lane, Warren & Associates) and Chad Hayes presented the plan, saying the project is "the last undeveloped lot" in the industrial park and describing two proposed buildings (Building 1 ~105,000 square feet; Building 2 just under 150,000 square feet), two curb cuts on the east side, and stormwater detention on the west property line. Hayes summarized the layout and said staff and the technical review committee provided a favorable recommendation during review: "This slide shows the project site location ... it's really the last undeveloped lot there in the industrial park area." Planning staff, represented in the meeting by Mr. Nelson, said the TRC's favorable recommendation was conditional. Nelson told the commission the approval depended on addressing outstanding staff and outside-review comments, and specifically flagged remaining stormwater comments from the stormwater superintendent and coordination with the water company on the private water-line location. "It was a conditional approval that they would get outside review sign off," Nelson said.
Commissioner Miss Stanboff moved to approve the project subject to the two TRC-recommended conditions (resolution language as read during the meeting: 1) all staff and outside-review comments be addressed; and 2) final outside-review approval prior to final action/recording), and Mister Walker seconded. With no remonstrators present, the commission took a roll-call vote; commissioners voted unanimously and the motion passed 8-0.
Next steps for the applicant include resolving the outstanding stormwater comments and securing the final outside-review sign-off required by staff before the approval is final and any permits are issued. The commission closed the public hearing after the vote and commissioners thanked the petitioners.
