Board approves $835,000-ish deferred maintenance package, asphalt work and hires Studio Plus for on-call architecture

District staff provided a line-item breakdown for the deferred maintenance package, describing the total as "$835,000 approximately." Staff said the breakdown includes approximately $83,000 for a plumbing project at Vessels (about 10%), $167,000 for demolition and fencing at Arnold (about 20%), about $41,000 for roofing and gutters at King (about 5%), about $125,000 for Luther Building D roof replacement (about 15%), and roughly $292,000 (about 35%) for corporate/district office improvements including ADA door and lobby work; within that corporate total staff highlighted $125,000 for Suite 190 window system work.
Trustees discussed priorities for site selection and how annual inspections and modernizations drive prioritization; staff said ADA compliance raised the corporate building work's priority. The board then approved contracting with Benz Asphalt for the summer asphalt maintenance project.
On architecture services, staff explained a new RFP process after dissatisfaction with the prior vendor (Higginson Architects). Studio Plus submitted a competitive response, underwent reference checks and was recommended as an on-call provider. The board approved a master agreement for on-call architecture/planning services and separately approved Studio Plus for the 2026 preschool expansion at King.
Why it matters: Deferred maintenance, ADA work and upkeep of district-owned facilities affect safety, accessibility and program capacity (including preschool expansion). Trustees also discussed lease and reuse options for Suite 190 and the district office space.
Next steps: Staff will present an updated facilities master plan in July and proceed with contracted work over the summer.
