District outlines King preschool expansion and Landell restroom fixes, seeks architects and DSA approvals

Construction‑only costs were presented as approximately $2,800,000; staff noted that figure excludes architect fees and other soft costs. The timeline proposed a DSA submittal by Dec. 31, 2025, DSA approval by March 1, 2026, and construction in spring–summer 2026 to open for the 2026–27 school year if the board approves contracts and DSA reviews proceed on schedule.
At Landell, staff proposed converting existing adjacent STEM storage into restrooms and reconfiguring fencing to create a kindergarten complex that meets restroom ratios without an immediate modular purchase. The preliminary estimate shown to the board was about $450,000; staff said final costs will be refined when contracts and design work are complete. Staff noted that architect work is necessary for DSA submittal and that a master‑agreement architect (Studio Plus) had an architect agreement on the agenda.
On the consent/action side, the board approved an architectural‑services agreement with Greenhouse Studio Plus (Studio Plus) under the district master agreement for the 2026 Landell kindergarten restroom project at a not‑to‑exceed amount of $74,800. Trustees discussed the projects’ timing, DSA requirements, and the district’s approach to staging work so that modernization dollars and state matching funds can be leveraged where eligible.
Staff emphasized that modular construction is typically more cost‑effective and faster given shortened summer construction windows, while also certifying that projects requiring DSA review will follow required inspection and testing protocols.
