Liberty Curtain school: district cites warranty coverage while chasing HVAC, roof and drainage fixes

Sam (S2) said the 1,500‑amp switch gear for main power and the building sound system have arrived and are stored in an insured warehouse; installation will occur after the school year. "It has arrived. It's stored in a warehouse," Sam said of the switch gear. On warranties, Sam said the district's first‑year warranty covers the most significant deficiencies through August 2026 and that contractors remain responsible for correcting punch‑list items. Staff reported a set of recurring defects: intermittent roof leaks (minor pinhole leaks under investigation until spring rainfall), gym HVAC not reaching setpoints and a retention pond that drains slowly after storms; Sam said consultants Crabtree, Lobar and the Conservation District recommended outfall piping adjustments to help the pond drain within design expectations.
The building automation system required parameter adjustments so the HVAC units would not trip offline; Sam said he worked with the control contractor and the equipment vendor to raise limits so the automation can request needed temperatures without overdriving the units. "We were telling the automation system that we wanted it to be 70 degrees... the train system has limits on it, and it was maxing out those limits and it would shut down the HVAC unit," Sam said, describing why some spaces (notably the gym) remained cold.
Committee members requested monthly updates and documentation the district is submitting to contractors and warranty vendors. Sam said he would continue to track warranty items, keep the committee apprised and hold contractors accountable. "I can update this every single month until we're done with it if you would like," he told the committee.
