The San Francisco Planning Commission on July 31 voted unanimously to extend the performance period for a mixed‑use, previously‑approved project at 130 Townsend Street by three years, moving the project's entitlement expiration to July 31, 2028. Staff said the amendment corrects the validity period of two office allocations from three years to 18 months and that the extension is administrative and would not change the previously approved entitlements.
Vincent Page, planning department staff, summarized the project and the requested three‑year extension, describing two mid‑rise buildings at Townsend and a rear property at 50 Stanford Street with approximately 80,000 square feet of office and retail combined. Sponsor Matthew Reed of TDA Investment Group said the trust currently owns the asset and requested extra time to engage a new developer and lender amid uncertain market conditions.
Neighbors who live near the site raised concerns during public comment about the project's height, shadows and impacts during construction. One resident said the proposed addition would "tower over the local buildings" and limit afternoon sunlight, and another called attention to congestion on Townsend during ballpark events and construction logistics.
Commission action
Vice President Moore moved to approve the extension and the administrative corrections; the motion passed 7–0. The acting zoning administrator confirmed the intent to grant the variance that would extend the validity period for the large project authorization, with standard conditions.
