The Jefferson County Regional Planning Commission approved two separate setback variances and took action on multiple revised site plans at its most recent meeting.
The commission voted to grant a 5.5-foot variance for a detached garage at 113 Raspberry Drive built by David Tharpe after Tharpe told commissioners he believed he was building a carport and “didn’t realize I had to get a permit,” and that an enclosed structure would be treated as a garage under county rules. Commissioners questioned whether topography or septic and drainage restrictions left the applicant no practical alternative; the motion passed after a second and one commissioner recorded a “nay.” The Chair noted the applicant must obtain required building‑permit paperwork before proceeding.
Separately, the commission approved a variance to allow a garage partially in front of the house at 851 Nance Road for Sheldon White. White said most of his land was reserved for future septic and runoff from adjacent property limited placement; staff confirmed the garage would otherwise meet setbacks and the variance was granted by voice vote.
On site plans, the commission approved a revised plan for Pioneer Point (applicant Shawna Reed) to add two pavilions and expand a green room, subject to a corrected plat scale (1 inch = 20 feet) and environmental signoff from Tom Carter for septic or food-service elements. The commission also approved a revised plan for a project at 1217 Deep Springs Road (BIR Transport/former truck stop) that includes two drive-through parcels and expanded parking, contingent on extension of a 6-inch water line and installation of a fire hydrant or a certifying letter from the water provider if the hydrant cannot be supplied.
The body treated the rezoning request for one acre of a 12-acre tract on Deep Springs Road as a recommendation to the County Commission and voted to forward the recommendation to rezone that acre from A-1 to C-2.
Next steps: applicants approved subject to conditions must secure building permits and the required utility/hydrant signoffs before final county administrative approvals.
