The Springdale City Planning Commission approved a broad set of administrative and quasi‑judicial items at its most recent meeting, forwarding ordinances and a handful of recommendations to City Council. Most items passed unanimously.
Key approvals and next steps:
- Minutes: November 4 minutes approved by voice vote. - Replats and plats: RP25‑12 (Sandy Heights replat) approved subject to staff comments; RP25‑13 (I‑49 Industrial Park final plat) and RP25‑14 (Walker edition replat) were approved subject to staff comments; FP25‑10 (Gravity Crossing final plat) approved subject to final checklist items. - Rezones: R25‑66 (Hen Henriquez Garage LLC, C‑2 to C‑5), R25‑67 (Treat Lane / Yard 13 LLC, C‑2 to I‑1), R25‑68 (Jancad LLC, MF24 to P‑1) and R25‑69 (Charles Perrette group, A‑1 to C‑1) were recommended for approval and will be prepared as ordinances for City Council. - Conditional use: C25‑12 (Angel's Salvadorian & Mexican food truck at Use Unit 44) and its utility variance were approved; staff will prepare a resolution for Council. - Board of Adjustment and waivers: B25‑110 (front setback variance) and several other variances were approved; B25‑111 (Richard Koger paving) was approved with a six‑month bill of assurance giving the applicant time to secure occupancy and complete paving; waiver W25‑46 (Pinkley Farms) was forwarded to Council with a recommendation to approve. - Extensions: The commission granted first‑time extensions for five large‑scale approvals as allowed by code.
Staff repeatedly noted that when a rezoning is recommended by the commission, staff will prepare an ordinance for City Council and applicants are encouraged to attend council hearings; many items were scheduled to go to the council on Tuesday, Dec. 9 at 6 p.m. Several agenda items generated only minor discussion and were handled administratively, while projects with outstanding technical comments were approved 'subject to staff comments.'
The meeting included public comment on several items (notably the Dipper Heights project and a rezone on Mill Street). The planning director closed with staffing updates and an outline of upcoming work sessions and unified development code conversations in January.
