Committee clears final plan for 5,000 sq. ft. car wash at Liberty and Eola with landscaping and queuing requirements

The committee approved a final plan for a three-lot subdivision at Liberty and Eola that will include a 5,000-square-foot car wash and associated stormwater detention.
Senior Planner Jill Morgan described the plan and said the car wash would include three queuing lanes, vacuum spaces in front, staff parking and a substantial buffer to adjacent residences: “There’s a 50 foot setback. Within that, we have a berm, along with, trees ... and there is going to be an 8 foot fence that will be installed with this development.” She noted the elevations are substantially the same as submitted at the preliminary review.
Committee members asked how close the car wash would sit to homes and whether it would operate 24 hours; Morgan said it is not a 24-hour facility and that the car wash itself was thought to be at least several hundred feet from the nearest homes with screening. She also summarized a traffic/stacking analysis showing three queuing lanes with about 10 cars per lane (roughly 30 cars of stacking capacity) plus internal circulation to reduce the chance of backups onto public streets.
A motion to approve was made by Alderman Patty Smith and seconded; the committee recorded a unanimous voice vote (4-0) approving the final plan.
