Committee approves final plats for Wheatland Crossing Phase 2, totaling about 19 acres

The Building Zoning and Economic Development Committee on June 11 unanimously approved final plats and the final plan for Wheatland Crossing Phase 2, which staff said covers about 19 acres split between Kane and Kendall counties.
Planner Steve Rodwell introduced the item, saying the area bounded in blue is Phase 2A, “which is approximately 13 acres,” and Phase 2B is “approximately 6 acres.” Rodwell said Phase 2A would include about 50 townhome units with accessory detention and open space, while Phase 2B would include 14 single-family dwellings. He noted the two phases fall in different counties, requiring separate county recordings.
Dan Fabish, entitlements manager for 4 Star, presented the petitioner’s site plan and described access and amenities. Fabish said the townhome section’s Ogden Avenue access will be right-in/right-out because “Ogden Avenue has a raised median, which will prevent left turns.” He also described a central park, play equipment and detention area included in the design.
Committee members asked about pricing and homeowners-association arrangements. Fabish said single-family homes were expected in the mid-$350,000s to $400,000 range and townhomes targeted the low- to mid-$300,000s; he said the project will be annexed into the community’s single homeowners association and that typical HOA fees are often in the $80–$100-per-month range.
A motion to approve the final-plat and plan items for Phase 2A and Phase 2B was made by Alderman Patty Smith and seconded; the committee recorded aye votes and the motions passed on voice votes (4-0).
The approvals allow the developer to record separate plats in Kane and Kendall counties and proceed with permitting and home-building consistent with the previously approved preliminary plan.
