Kernersville annexes NCLA property and rezones parcels to institutional/public

The Town of Kernersville Board of Aldermen voted unanimously Jan. 28 to accept a petition by NCLA Real Estate Foundation to annex roughly 41.632 acres on High Point Road and to rezone two parcels (case K831) from Forsyth County agricultural to the town’s institutional and public zoning district.
Ms. Garner, presenting the rezoning on behalf of town staff, told the board the change conforms with the town’s land-use plan and the Unified Development Ordinance and that planning staff and the planning board recommended approval. She said the rezoning aligns the property’s allowable uses with surrounding residential areas and noted that subsequent site changes will be reviewed for UDO compliance.
Jim Davis, chairman of the NCLA board of trustees, told the board the petitions are “pretty straightforward” and that the annexation follows an existing agreement to provide a school resource officer. Davis said NCLA representatives present included board member David Fitzpatrick and the school principal, Renee Fanzo.
Mayor Pro Tem Gorham moved to accept the annexation and later moved to adopt the zoning change as recommended by staff. Both motions were seconded and the mayor announced unanimous approval. The town highlighted that the property is on the planning board docket for February for review of a proposed building addition.
The decision brings the parcels under Town of Kernersville zoning and subjects any future development to town permitting and UDO standards. The combined public hearing heard no speakers opposing the proposals and closed after the proponent’s remarks.
