Chad Bowman, planning director, said the building is 15,000 square feet and that typical light‑industrial parking formulas (200–300 sq ft per space) can produce a range of required spaces; planning staff concluded 54 spaces would be sufficient for the proposed appointment‑only indoor batting facility and recommended approval.
Gerard McAnally, representing the applicant and Rodan Properties, told the board the facility will operate by appointment, include 14 batting cages and is not expected to generate heavy traffic. "We feel like 54 spaces is plenty," he said.
Departmental reviewers had no objections on record. Public testimony was closed, a motion to approve was made and seconded, and the board recorded affirmative votes. The motion carried.
The approval reduces impervious area compared with strict application of the older parking standard, according to planning staff, and allows the applicant to move forward with site planning and building permits.
