Commission approves wellness/strength studio at 43 Beatty Street
Summary

The New Canaan Planning and Zoning Commission unanimously approved Jan. 27 a site-plan application to convert the first-floor commercial space at 43 Beatty Street to a wellness and strength-training center.
Agent Dave Ruchi represented the Columbus Center of New Canaan and said the first-floor tenant space measures about 3,100 square feet. He said the proposed operator (identified in the application as a boutique strength-training operator) would use small groups and personal sessions with a maximum of about 15 people on site at one time, including staff. Ruchi estimated roughly 23 informal parking spaces on the lot (including one handicap space) and said the tenant’s lease dedicates 15 spaces to the tenant with overflow rights.
Commissioners asked whether the tenant would use outdoor space (the answer was no) and raised the question of whether a change of use should require site-plan review; staff and members noted the use is allowed in the zone but that the commission evaluates parking adequacy for change-of-use applications. Commissioner Chris moved to approve the application as made, describing it as a “relatively low impact use” with ample on-site and nearby parking; the motion passed unanimously.
The approval allows the tenant to proceed with interior fit-out. The commission recorded that any future exterior alterations, signage, or unexpected increases in intensity of use may require separate permits or return to the commission.
