The City of Hollywood unanimously approved a variance and an eight‑story design and site plan for a multi‑family building at Oakwood Plaza on Nov. 5, advancing a redevelopment the city says will support mixed‑use goals along North 26th Avenue.
Andrea Winger, director of Development Services, told the commission the setback variance was contemplated in the Oakwood master plan and was a formality to align the parcel’s development with the approved plan. The proposed building is about 90 feet tall with roughly 280 residential units, waterfront views to the west and a city park to the south.
Liz Summerstein, the applicant’s representative, said the project had been reviewed by the Planning & Development Board and that the design includes conditions carried over from the master plan. Commissioners asked about maintenance of the surrounding shopping center; Josh (Kimco representative) said the property is professionally maintained and staff will work with the owner on any localized complaints.
Commissioners discussed affordability and unit set‑asides. The applicant confirmed 10 percent of units in this building will be designated as workforce/affordable for the building, and commissioners asked staff to explore whether a portion of that set‑aside could be prioritized for local veterans where contractually feasible.
Commissioner Hernandez moved to approve the variance and the site plan; Commissioner Gruber seconded both motions. Both measures passed by voice vote without opposition.
The approvals are for the design and the master‑plan‑consistent variance; subsequent zoning and site‑level permits and conditions must be satisfied during permitting and any planned development (PD) review steps before construction. The applicant indicated earlier they plan to start plat‑level work in 2026 and move toward construction thereafter.
Next steps include final permitting, compliance with the listed staff conditions in the development package, and any additional public hearings required as the project proceeds.
