Gaston County approves small rezoning in Stanley to allow moderate-density single-family homes

The Gaston County Board of Commissioners voted unanimously Jan. 27 to rezone three vacant parcels on Summer Road in Stanley from R-1 single-family to R-2 single-family moderate, approving a request from Homebuyers LLC.
Planner Miss Lizzie told the board the parcels (PIDs 316422, 316423 and 316424) are roughly 0.68–0.69 acres each, are served by private wells and septic systems, and lie within the Northeast Riverfront small area plan. Staff said the request is consistent with the area’s rural-community designation and noted the Gaston County Planning Board recommended approval by a 7–0 vote. The planning presentation said environmental review detected no floodplain on the parcels and that Environmental Health has issued three septic permits for the lots to date.
Applicant Jamie Infanzen, representing Homebuyers (referred to in the filing packet alternately as “Homebuyers” and “Housebuyers”), told the board the project is intended to help address local affordable-housing needs and that the applicant has another nearby remodeling project they intend to market for sale. No members of the public spoke in opposition during the hearing.
Chair Chad Brownovich recapped the planning board recommendation and called for a motion. Commissioner Tom Keiger moved to accept the planning board recommendation; Commissioner Jim Bailey seconded. The clerk recorded the vote as unanimous.
Under county practice, future development of the lots will be subject to permitting for well and septic systems and any site-specific requirements at the time of development. Miss Lizzie noted that well and septic standards apply regardless of whether a manufactured or stick-built home is constructed. The board closed the public hearing immediately following the applicant remarks and staff presentation.
