Commission approves two rezonings expanding the 0.65 Business Park after truck-traffic concerns

The Crown Point City Planning Commission on Jan. 26 approved two rezoning petitions to fold additional parcels into the city's 0.65 Business Park.
Petition 2602 asked to rezone about 6.4 acres along Iowa Street from R‑1 residential to BP‑1 Business Park to incorporate two recently annexed parcels into the larger business park. Petition 2603 requested a similar cleanup rezoning for a 25.3-acre parcel adjacent to the business park. Planning staff recommended approval for both petitions and told commissioners the changes were consistent with the city's comprehensive plan.
During the public hearing on petition 2602, resident John Boone (13251 Iowa St.) urged the commission to prevent semitrailers from using Iowa Street, saying "Iowa Street is not supposed to be a truck route" and recounting frequent large trucks that he said cause backups and safety problems at the Iowa–231 intersection. Another commenter, Sam Kazitis, urged the city to pause annexations until infrastructure — particularly wastewater treatment financing — was resolved and cited an IURC case on the matter.
Developer Jeff Ben said the business park was built with Mississippi Parkway and that the city's consultants found the existing systems could serve the newly annexed parcels. Ben told the commission he would "work with the city and the public works department to see what kind of signage can be constructive" to direct truck traffic to Mississippi Parkway rather than Iowa Street.
A motion to approve petition 2602 passed on a roll-call vote after commissioners discussed coordination with public works on truck signage. Petition 2603 also passed on a roll-call vote; staff noted it will move to city council on Feb. 2 at 6 p.m. for council consideration.
Commissioners and staff emphasized that rezoning decisions are governed by the city's ordinances and comprehensive plan and that infrastructure and budgeting decisions (for example, wastewater plant financing) are handled through other city processes.
Next steps: petition 2602 and 2603 approvals will continue through the standard process; staff will coordinate with public works on signage and any intersection improvements identified during project implementation.
