Rowan County commissioners approved a family-subdivision waiver (FSW0325) on Aug. 18 to allow Tammy Jordan to convey a parcel on Pleasant Cove Road to her aunt Emery Deal, subject to standard staff conditions.
Planning staff explained that the deed split occurred without a recorded survey and that staff can only approve family conveyances between immediate family members; the request involves a niece-to-aunt conveyance. Staff said required next steps include a professional land survey to monument existing and proposed corners, creation of a 20-foot easement to provide legal access and submission of a final plat to meet the subdivision ordinance. The red area involved is about 0.55 acres and the adjusted lot would need to meet the 20,000-square-foot minimum once the easement is established.
No members of the public spoke against the request. Commissioners moved, seconded and approved the waiver contingent on staff recommendations.
Staff will process the waiver and subsequent plat once the applicant provides the survey and executes the access easement.
