The Humboldt County Planning Commission approved a conditional use permit for MMF Land V LLC in the Benbow area after commissioners raised questions about whether the project's water storage would meet the applicant's estimated needs.
Commissioner Levy said staff materials and project documents were not immediately clear about total storage and asked whether the project could reliably meet an estimated need of 650,000 gallons. Staff explained the applicant proposed roughly 302,000 gallons of hard-tank storage plus a 300,000-gallon rainwater catchment pond (about 602,000 gallons total) and that the applicant may pursue a Lake and Streambed Alteration Agreement amendment to add a third pond if needed. Staff also noted that permitted sites are subject to annual inspections, meter installation and record-keeping so actual use would be verified in the field.
"We do believe so," staff said when asked whether the legal water resources would support the estimate, adding that inspections and records would be used to confirm consumption and compliance.
Commissioner Muldaur moved to approve the MMF Land V LLC conditional use permit and adopt the resolution and findings as described in the staff report; Commissioner Levy seconded. The motion passed by unanimous voice vote.
