Council approves special-use permit for trailer repair shop on NW 19th Street

The Perris City Council voted to approve a special-use permit on Jan. 28 to allow a trailer repair operation in a commercial zoning district at LCAD 1775 (City of Paris Block 235, Lots 238, 281212, NW 19th Street).
Planning staff described the application as a request to use a currently vacant commercial building for trailer repair and said the Technical Review Committee and Planning & Zoning recommended approval subject to special-use conditions; staff noted that significant structural changes would require a replat. Reagan Peregrine, the applicant, told the council the proposed business would perform repairs only—lights, axles, welding, jacks and brakes—with customers dropping off and picking up the same day when possible.
Council clarified that the operator is a lessee and that the ordinance language ties the permit to the current user (the permit would expire if the user leaves, requiring a new permit for a successor). A motion to approve the specific-use permit passed unanimously, 6-0.
The council’s approval allows the applicant to operate under the conditions specified in the ordinance; any future change in use or structural alterations would require further approvals.
