The Cochise County Board of Adjustment on Jan. 31 approved variance BAR‑25‑11, allowing an accessory dwelling unit (ADU) on property at 9195 East Lane Ranch Road to exceed the county’s standard size limits.
The case planner said the application, filed by Dean and Maria Huish, requested relief from Section 2.48.017 of the county zoning regulations to permit an ADU larger than the 75 percent‑of‑the‑principal‑dwelling or 1,000‑square‑foot limit. The planner told the board the existing primary dwelling measures 2,135 square feet and that the applicants were requesting roughly a 2.7 percent increase over the allowed size; staff concluded the proposal met five of eight variance factors and recommended approval without special conditions.
The applicants addressed the board during the public hearing. "We're adding a small unit for our guy, her husband," one applicant said, adding the unit had been placed to preserve a neighbor’s view and to avoid conflicts with utilities and septic. The applicant also said the builder could alter the design if the board or staff required a smaller footprint.
After questions from board members, a member moved to approve the docket, another seconded, and the board voted by voice. The planner confirmed staff’s recommendation and the chair announced the motion carried.
The applicants thanked the board and said they will proceed with the ADU application and required building and septic permits.
